Each villa is built on three levels - first floor, upper floor and basement - with a gross floor area of between 193 m² and 200 m². The volumes have been designed to be compact, optimizing the use of land (IUS 30 %) while freeing up large planted areas.
The villas have 6 rooms.
The first floor features a private entrance, a living room, an open kitchen with dining area, and an office.
Upstairs, each unit has three bedrooms, each with its own private bathroom and dressing room, and balcony.
In the basement, each villa benefits from an independent access in addition to the main entrance, offering greater flexibility of use.
To the east and west, large terraces extend the living spaces and open onto private gardens bordered by trees and landscaped hedges, ensuring calm and privacy for each unit.
The architecture is contemporary and respectful of the environment: planted facades, large bay windows, active roofs, and a subtle interplay of transparencies and volumes to bring light and nature into the heart of the home. Comfort is enhanced by optimized thermal and acoustic insulation.
In the basement, a communal parking lot comprises 8 private spaces, accessible via a vehicle elevator, guaranteeing a reduced footprint, a high open-ground ratio of 66 %, and ease of use. A visitor parking area is located outside, close to the project's main entrance. This level also houses technical areas and common equipment.
A forward-looking project
Designed to meet THPE (Très Haute Performance Énergétique) standards, the villas are equipped with thermal and photovoltaic solar panels, individual heat pumps with geothermal probes, and home automation systems to ensure a high level of efficiency and comfort.
Drainage pavers for exterior accesses provide sustainable management of rainwater, limiting runoff and its impact on the environment.
